15 year Mortgage rate at 2.625%

Scary Cheap.

30 year at 3.375%

They say if you can cut a 1% it is usually worth doing...

Thought it might help some folks.

That is good, I wonder what a ten year loan would be, since we only have 8 years left on ours, We are at least in a decent interest rate.

We refinanced ours last year, went from 30 to 15 and our payment only went up $30 a month! Interest rates are crazy right now

For those that know anything about this I have a question.
We built our house and moved in July 2011. Since then I have added $10k in fencing done my front and back yard with trees sprinklers that type of stuff. My question is with my house being new what are the chances I can get it appraised high enough to refinance? I have thought about it a few time but am worried it may not be worth it.

most mortgage companies can do a quick estimate on what your house will appraise for without going through the whole process

Since your house was last appraised at the lowest point and now everything is picking up, on top of all your extras, I imagine it appraising for quite a bit more. I built a home in February and another this last month. Same exact house, same exact neighborhood, but the newer one appraised for $39000 more. All because it is picking up again. But I'm no expert.

Can anyone recommend a honest finance company? I refinance my old home about 7 years ago and when it was all said and done I feel like I was really taken advantage of.

I have been told that landscaping, especially fencing, doesn't raise the value of the home, just adds appeal for a potential buyer.

i've been told the same. it can give you an edge over competing homes when it comes time to sell but doesn't do a lot for value.

is there such thing as an honest mortgage company?

We did our through America First Credit Union, and I have no complaints

i would suggest a credit union for their customer service but they don't always have the best rates.

www.boxhomeloans.com will get you rates, calculate payments etc and my bro is actually almost done getting a refi through them right now. it's a division of republic mtge. make sure to clink on "view more rates" once you've entered all your info.

i'm hoping rates stay low after the election and values keep rising... it's likely futile but hey, i can hope
