Dear Prospective Trust Lands Buyer:

The Trust Lands Administration will hold its next land sale at 10:00 a.m. on Friday, May 27, 2005, at the Dixie Center in St. George. Several properties offer good development opportunity, some are perfect for a second home or cabin, and many offer outstanding scenic views as well as excellent recreational opportunities, including hunting, hiking, and sight-seeing. The following is a brief summary of the lands that will be offered:

Box Elder County:
Promontory North contains 714 acres and is located on the eastern edge of the Great Salt Lake, approximately 9 miles west of the Promontory Golden Spike National Historic Site. The parcel offers limited recreational use and very good views of the lake.

Garfield County:
Three Bryce Creek parcels, each containing 80 acres, are located within the incorporated city limits of Tropic (on the south side). They are zoned for residential, recreational, and commercial use. The parcels offer solitude, privacy, and easy access to nearby Bryce Canyon. Two of the parcels have spectacular views of the Bryce Canyon area.

Iron County:
Near the Utah-Nevada border, Choke Cherry Creek is a very remote parcel featuring broken canyons and draws, with a couple of high peaks. There are some spectacular rock formations and outcroppings on this 320-acre parcel. While the property is zoned for agriculture, recreational opportunity abounds.

Kane County:
The John R Canyon/Kanab Creek property features red rock cliffs, beautiful rock outcroppings, riparian areas, plateaus and canyon breaks. This 440-acre parcel is located in the Paunsagaunt Deer Herd Unit which is one of the premiere units in the state for trophy mule deer. Solitude, privacy and recreational opportunities await the purchaser.

Millard County:
The 240-acre parcel known as East Delta has speculative development potential for various uses. The parcel has good frontage on State Highways 50 and 125.

Government Pass 3 is located approximately 8 miles north of Cove Fort and 5 miles west of I-15, with easy access off of I-15. This parcel is a full section (640 acres) offering privacy and solitude, with good recreational opportunities.

San Juan County:
The White Rock East property is situated approximately 11 miles south of La Sal Junction on the east side of Highway 191. Zoned for multiple use, agriculture and rural residential, this 160-acre property is a perfect site for a home. The property has phenomenal red rock formations with exceptional views of the Southeastern Utah desert.

Nestled against the awe-inspiring Abajo Mountains, the two Gordon Reservoir parcels offer fantastic views of Canyonlands National Park, the La Sal Mountains and the Colorado Rockies. The parcels are next to a cooperative wildlife management unit and within a half mile of the Manti-La Sal National Forest. Each property contains 80 acres. If you are looking for a recreational retreat or a low density development opportunity, these are the parcels for you.

Washington County:
A perfect location for commercial development, the Gateway Commercial property fronts the main highway to Zion National Park at the entrance to Gateway Industrial Park. This property contains approximately 8 acres and is situated next to a Tesoro gas station.

The Gateway Residential property consists of one building pad of approximately 0.06 acre within the Knollwood Townhome community. Use of
this property will be restricted by the covenants, conditions and restrictions of that development.

Ivins 32 is one of the more scenic spots in developed Washington County. This parcel contains approximately 35 acres within the City of Ivins and is situated at the base of Red Mountain. The parcel has a favorable zoning designation and is ideal for single family residential development.

Magotsu Creek is a 120-acre parcel located approximately 2 miles northwest of Veyo. This property is in an area away from the crowds and offers privacy and solitude. A small portion of the property is being farmed in conjunction with the adjoining private land.

A very desirable property adjacent to a neighborhood of larger, established homes, the Montezuma property would need a zoning change before the property could be developed. The current zoning would accommodate a single family residence on this scenic 20 acre parcel.
