45 minutes puts you in a lot of nice, non-congested places far away from the provo area. Provo is congested and they are getting ready to rape the freeway with reconstruction so traffic is going to get REALLY bad for the next few years. I would go south if I were you. Try Spanish Fork or further south.

I would recommend Pleasant Grove, Lindon, or Cedar Hills.

All about the same area, 15-25 min from provo, nice quiet communities. Lindon would be my fist choice, but cost of living is a little bit higher. Also nice because its about 20 minutes from SLC also.

If you're not worried about being centralized, I would go south of provo, like Payson or Spanish Fork.

What are you doing for work? how close do you need to be to your place of employment and where is it? If I were buying again and just needed to be close to provo or Salt lake I would look in Lehi, Riverton, or Draper. I'm out in Saratoga Springs and the views and scenery are great but I add another 20 minutes on the commute.

Provo has a select few nicer areas... mainly on the east bench. However, if you don't mind a little travel everyday, I would go south, not north. You can really get the small town feel down in Mona  Elk Ridge or Woodland Hills are also nice and out of the way. If you want a little more developed but still out of the way, springville and spanish fork are both decent options. All of these areas you can get much more home/property for your dollar than going north.

We love living in Draper (near 12300 south). Good schools, close to everything, great neighborhood. Both sisters live in Lehi and like it. A few neighbors commute to Provo, and others commute to the left coast.

True story about getting more house/land for the buck if you go south. Alpine and Cedar Hills are also nice...and close to AF Canyon!!!

I grew up in Orem and hated the crowded city, I moved to Salem 6 years ago and like it alot, small town but close enough to the bigger cities. Its peaceful and the crime rate is pretty low, has or will have all levels of schools and even a grocery store, to go along with three convienience stores and a million banks

I grew up in Lehi and lived there until I was 17 years old, then I moved to Pleasant grove and have been here for three years...

When I was in Lehi we were in a really nice neighborhood (by nice neighborhood I mean good neighbors, not a rich neighborhood haha) and I would definitely reccomend living there over many other cities.. however when I moved to pleasant grove, it was like night and day difference, and Pleasant Grove being the better of the two. I was amazed at how good I found pretty much everyone to be here in this area. PG high is a good school for your kids, Lone Peak is a very good school too.

There are good and bad parts of every city within 45 minutes of Provo. I live in Orem and it's a great place to raise kids. I also like my 1 mile drive to work. I don't care for my neighbors though, even though they are decent religious people. Where will you be working? What do you want to be close to? There more culture in the Salt Lake area and I'd pick Draper as a nice compromise. I like Highland and Lehi. There are parts of Springville I don't mind.

We are looking in the Provo area mainly because work should be easier to find in the larger areas. Hopefully we will be out at the end of the month to look around and to check out jobs. I work in the waste water field and will be checking out the facility in the area.
We are fed up with the mentality of the people out here, it just gets old. Are there any good areas where you don't need to smog your cars or would that be to far south? Utah just seems to be a good choice for us, it's a state that still has morals and values California is going going gone......

If you're looking for a place that doesn't require emissions testing within 45 mins of provo, you should check out wasatch county. (Heber, wallsburg, midway) there are lots of good communities up there, and has decent schools and practically zero crime (at least crime big enough to make it onto the news)

My grandfather buit his home in north sac in 1938, then they built all the low income government housing there and turned it into a geto, My family left in 1967, the rest of my exstended family had left by 1995.

My wife is from Vacaville, and her family has since moved to Utah also.

Utah seams to be in a real hurry to be just like California, or maybe its because 80% of people moving into Utah are from California.

but I dont blame you a bit, comon down!! or up.
