who do we have on here who live in the Morgan area?

We are thinking of buying some land out there and eventually build our dream home and have a few questions. The goal is 3-4 acres with a 2800-3500 square ft home and large detached garage with a lift, and a 2 acre area for a few domestic animals to put in the freezer each year.

Do the inversions reach out that way much in the winter? One of the biggest reasons we want to move out of the valley is because of the air quality.

How bad is the commute during a "typical" winter? My brother in law lives out that way but has only been there a year, so last winter was hardly a comparison to a normal winter season. I know the Devil's slide area can get bad but it's east of Morgan.

How has your property value held up the last 5 years? I realize land is cheaper out there, but curious how much it may increase or decrease.

Do you like being away from the "big box" stores or wish they were closer? We really don't mind hopping on to I-84 and hitting the stores at the mouth of the canyon.

Are there adequate medical and dental services in Morgan, or do you feel that in an emergency type situation you wouldn't have the needed resources that living in the city would provide?

That's all I can think of right now, any other advice or ideas are welcomed.

Where do you work, and what area of Morgan Co are you interested in moving to?

Morgan Co native here. I haven't lived there for 25 years, but still have property there and have family in the valley.

No big box in Morgan, but Riverdale is less than 30 min away. Fuel prices are a few cents more per gal.

In a heavy winter, the West side of the valley can have snowpacked roads for weeks at a time......(fond memories of pulling my siblings down the road with my ATV), mild winters not so much. Air quality is good year round. Air temps are approx 10 degrees cooler than the Wasatch Front.

Property values have been fairly stable, but still fluctuate with the market. Strong community with willingness to help out your neighbors.

If you live in the Mtn Green area, there is an Elementary school in Cottonwood, but the Middle and HS are in town, about 20 minutes away.

Thanks for the feedback, I was fishing Lost Creek yesterday and on the drive back thought how nice it would have been to live in Morgan. And then there was the dreaded smog layer as I was driving down the canyon. But I did hook into about a 22 inch brown trout that broke off just as I was bringing my net around.
