Any licensed roofers/contractors out there? Anyone know any good ones if not?
As most of you know, my wife was relocated to Spokane and as such, I am in the process of selling my house in PG. Under the relocation benifits, the USPS will buy our home from us at market value. They have a slue of inspections they perform to come up with their offer and out of all of the inspections, the roof was the one that was not cleared.
Here is exactly what I need done:
Properly remove bottom course of shingles at roof, install ice and water guard, re-install shingles.
Properly install six roof top turtle vents to provide correct ventilation of attic.
I do need the work done ASAP as well. Without this being done, they won't buy the house and I really don't want to make a January payment if I can avoid it.
Here are the requirements of the company/bid.....
All permits must meet local and state requirements (if required)
Bonafide bids need to contain the following information:
1. Company Letterhead Each bid must be submitted on the contractor's company letterhead. The bid must include the contractor's address, telephone number(s) and license number if there is a state requirement for licensing.
2. Guarantee The bid should contain a transferable warranty and/or guarantee of one year for the proposed work.
3. Detailed Explanation The bid must clearly describe, in as much detail as possible, the work to be completed, and must address the issues identified on the inspection report.
4. Specific Materials When applicable, the bid should mention the specific materials the contractor intends to use for the job (e.g. cedar shingles).
5. Length of Time The bid must include the length of time the contractor will honor the bid.
6. Transferability The bid must be transferable to the new homeowner.
7. Bid Total The bid must itemize all materials, costs, taxes and appropriate fees (e.g. permit fees) and include a grand total.
