Rick B said:The co-op idea might be possible, I really don't know much about it. But if you've read the info on the SITLA website you'll know that it is an auction, and a 10% of your bid payment is required with the bid. So my guess is that it's very unlikely that a coop could be set up & enough money raised before the deadline in May to be able to palce the bid. The other key point is that full payment is required at closing unless it is financed through SITLA in which case all closing costs and interest at 6.5% up to November 1 is required at closing. There are a lot of other things that need to be known & dealt with at various times throughout the process, but those are the ones I see being the most major impediments to throwing together a co-op or something similar to attempt to buy the property.
Also, it appears there is a misconception in the fee you pay to run Pritchett Canyon. It is a trespass fee being charged by the landowner at the mouth of the canyon to use a few hundred feet of road across his property. I don't understand how he can get away with it myself, but as far as I know no one has ever legally challenged it either. But the fee has nothing to do with the trail itself.
Providing a group could be assembled & was able to win the auction, it would still be necessary to know what can legally be done as far as charging a fee to access the trails. San Juan County is claiming roads in the two parcels that are currently up for sale, it would be very important to know exactly what the county is claiming. I'm pretty sure you couldn't charge people a fee to access a road that the county claims, but I could be mistaken.
The auction is a little more than 60 days away. Right now is the time to begin putting together a co-op if that is what everyone wants to try. In order to secure both parcels I'm guessing it is going to take about $200 - 250K. So that means probably $25K is necessary by May 1 and the remainder by June 1. If you're going to do it then it needs to be today.

Wish we could get some deep pocket donations like the Greens always manage to do.
Maybe we ought to keep this one under our hats or it could be snagged by enviros just to spite us.
It's tough to compete with their bank...

I'm personally interested in buying shares and having the property managed by the Utah4WDA. I will also commit the support of NAXJA IC.
BLH said:I don't know either, but for those interested, I'm along with friend that is looking to buy it if we think it is is worth it at EJS, if we do, I can tell you right now, it will not be access without permit. Were looking to buy it to get some peoples ego's back to earth in rockcrawling. About Pritchett Canyon, if it is owned it is legal, if it is just lease it isn't. That is why they can do that, that land is owned by that person, if it was leased he would still have to give right way, just like my couisin does on his area down there on land he has that we were looking at buying before this come up.
supergper said:My Brentbonics are a little rusty so please help me understand what you are trying to say about the permits? Are you saying you are going to require permits or are not going to require permits if your buddy acquires the land? Also what do you mean about bringing some peoples egos back to Earth?
BLH said:that's ok! I will post it in easier way. 1: I got maps and info of area 2: I got money to buy it, thanks to my friend that is interested in land down and wants to go in on it. 3: We are going to go down at look at it and decided if it is worth buying and how much we are willing to put up for it. 4:If we think it is worth buying we will be at that auction to bid on it. 5: The rest will be answered after we get it, only thing I can tell you is it will be still accessible, just not way it it is now.
BLH said:You all on the Jeep List did tell me to get more involve, well I am! Some of you might not like it, but didn't like way I was involved before by helping out on all the work party's posted,

BLH said:If you guy's out bid us, then you won't have to worry, so get u4wda to do it! HA!HA!HA!
ME! Ha! Ha! Ha! What is U4Wda doing on it? if they are doing something about it, I won't bother look at it, since we got couple other places we are looking to buy. We add it to are list after I saw it on here, t answer other post, yes we are look at it to profit from it, but we also aren't going to get into biding war with others over it. Expecially if our state association finally steps up to plate and leaded way. But if we buy it, it won't be open to anyone without get premission.Maverick said:Brent,
That is SO cool. Let us know if you and your friend are going to do it.
Please explain "it will be still accessible, just not way it it is now"
(The rest is for Jeep-Slc People on here!)
You have PM.
we've acknowledged all along that you are ALWAYS there to help with work parties, that's why we were so confused about the other stuff. Check your PM.
Let us know how it goes with your friend, so that we know whether or not to put together a trust and get donations.

My guess is Brent thinks that U4 would only do this for an ego trip. Just a guess. I could be wrong.
-----
Who's got the ego?
A bidding war against each other would be a lose/lose situation, so let's not go there, I've got better places to spend my limited money than to the state, if the price gets driven up because of bidding (I have no idea how the bidding works)
We've got one goal here: keep the roads accessible. I don't give a s*** who gets the credit. Life is just too damn short to keep score.

So far I have heard of 3 private wheelers thinking about buying this land.....
cruiseroutfit said:Who do you know that is interested in buying the property? If you would, please forward all the info you have to me on the buyers...
A bidding war will do no good for the 4x4 community... nor will buying it for profit, that is in no way the intent of any action take buy the U4WDA association (a non-profit org.)...
I am still waiting to hear back from all of those that had hook-ups in the industry.... Lets get this ball rolling...
Mcstiff said:I forwarded you one person allready, there is another who was mentioned in the CO4X4 topic, and then the one above.
cruiseroutfit said:The RR4W dudes are running the trail today to get some good GPS coords, hopefully we will know more about the property in the next day or two....
Stay tuned...
