Anyone on here an appraiser? Know a good one? What is the average cost of getting an appraisal in your experience?

What do you need an appraiser for? When we refinanced we couldn't pick the appraiser the finance company had to get one from a lottery type system. I've heard they have to go this way since the whole housing fiasco.

I'm an appraiser. A good one :). Appraisals use to be about $350 standard. Now with all the government and 3rd party junk they are typically around $400-$600. Appraiser only gets about half of it. AMC's keep the rest.
If you are getting a loan you won't have any say over who does your appraisal. The lender has to contract it to an amc, who then selects an appraiser.

I guess that makes sense that the refi group picks the appraiser..

Jeeper, any RME'er discounts available?

This will be for the sale of the house. Or am I going about this wrong? Would the realtor line up an appraisal?

I'm guessing you want an accurate appraisal so you know what to list it for, correct?
The potential buyer will have to have it appraised again in order to close, but that will be on their dime and done by a lottery type thing like mentioned before.

What Shane said. If you're doing it to get an accurate value of what to list your home for, then that's fine. But when it comes time for the buyer to get a loan on it, they will have to get an appraisal that will be picked in that lottery system by the lender.

Then you give the original appraisal to the new appraiser, tell him the value you want him to reach, and everything is perfect! :)

Ask your real estate agent for comps or just check houses in your area on KSL with same bedrooms, garages, and square feet.

Yup, my bro is an appraiser and he pulls comps for me occasionally and gives me a ballpark within a few minutes. Having an appraisal done twice seems pointless.
