Need housing advice, draper area

Ok so new job has me in draper and the wife in AF, and living in woods cross is a hell of a commute for both of us. Plus the part time gig is in west valley/salt lake/bangerter area

Whats the better areas in the south end of the valley?

Lehi?
Draper?
Riverton?

Dont know much about the area but I know of those....lol

I live in Sandy, at the south end, so closish to draper.
I love it. ifI were further south into draper, I would love it more, but I couldn't afford to move into that hood.
I've got a few friends in Lehi, and they like it. There should be a handful of foreclosures there in the next few months...
I've got a friend in riverton who loves it... just shop around, and drive around your area when you look at houses. there are crappy hoods in every city.

I like it here in Lehi. We live in a "starter" neighborhood (mostly 3 bedroom 2 bath size) but everyone here is cool with whatever. I have numerous vehicles parked outside, make noise working in the garage/shop, park on the street facing backwards (heaven forbid) and the neighbors still like me! :D Oh, and there are like 6 houses for sale in a 2 block area. If you are able to sell your house it is definitely a buyers market with a huge selection. Good luck with the search.

We moved from Spanish Fork to Lehi earlier this year. We really like the area. We are fortunate enough that we don't have to deal with the traffic on Lehi main st though, it's pretty bad so be aware of that. There are some great deals out in the eagle mountain / saratoga springs area, but again traffic is bad. If you can hold out until the mountain view corridoor is built, you can get a lot of bang for your buck.

We looked into the bluffdale area, but anything that we found appealing was out of our price range. We found a number of good deals in Lehi, and like zombie said, more deals are to come.

Yeah, sometimes I forget about the bad lehi traffic 'cause I live at the north end right by the freeway (across from Lehi Block). I don't have to deal with any traffic! :D (at least not in Lehi)

I'm in Riverton (almost Herriman though) and I have no complaints at all. I'm far enough away that at night it's really quiet (you really don't notice the noise pollution until you get away from it :cool: ). We looked in Draper, and when we were looking the pricing was similar to our neighborhood but we liked ours a lot more than over in Draper. Draper is nice though, and there are some parts that are extremely nice. Either way, you can;t go wrong in the south end of the valley, there's not much to dislike :D

Herriman is nice, lots of homes from the starters to the way too spendy out there. Nice and quiet with some great views of the valley. FYI my neighbors home is for sale, nice place.

I like Herriman... It's still almost "country" enough for me, but I know I'd dread the commute.

If your wife has to drive to American Fork I'd look in Riverton, Draper,Herriman,South Jordan, If you want something a little more affordable mabye West Jordan, even though its a little farther north the house prices are generally less expensive. I like living in West jordan alot. For me its central and the neiborhoods are still decent.

I like Herriman... It's still almost "country" enough for me, but I know I'd dread the commute.

Herriman is almost civilized compared to the commute from Saratoga Springs and Eagle Mountain. :sick:

If it were me I would look in Riverton, Lehi, Bluffdale, American Fork.

I would avoid living too close to the point because it's going to slide down the mountain. :spork:

:rofl: I had a guy at my last company swear up a down that his commute from Saratoga to our work was 30 mins or less (that's what my commute was and I am a ways north of Saratoga).

BTW, Badcop, what price range are you looking for?

Thanks guys I do appreciate the help.

Right now were renters due to a nasty divorce of mine a couple years ago but are considering the buying since its the buyers market and by the time we move we may be more stable than we are now.

Would probably start in the 150k range, I don't need anything new and actually prefer the older more nostalgic houses with character even if I do spend the time to update and remodel.

Neighborhoods Don't bother me either, I did the brand new thing in the country last time and was more or less disappointed in it. Houses built nowadays are more "cookie cutter" than I like. And by buying someones older house, its all done, no landscaping needed, yards there, etc.

I'd LOVE to move back there. My wife likes Davis County for whatever reason. It's kind of "home" to me now, I guess, but I'd still move back to that area of Worst Jordan if I had/have a chance.

Well maybe if you are the extreme north end and there isn't any traffic on Redwood. :hickey: I'm on the extreme south end of Saratoga Springs, a half hour puts me at about I-15 and Bangerter. Traffic does move pretty good on Redwood and it's a straight shot. When they finally finish the improvements it should move really well. I wouldn't live here if I had to go down Lehi main street every day.


Saratoga Springs does have it's benefits, It's quiet most the time, I'm 16.5 miles to milepost 7 for Little Moab, Great view, most my neighbors are about my age and most share common interests, I'm a half mile from the SS boat dock. I bought my house when the area was new and the area has built out quite a bit. I think it's an area that either you like it or you don't. I would love to live in Riverton but the price difference in houses is enough I'm happy where I'm at.

If it were me, my biggest concern would be who you'd want to be driving over the Point of the Mountain (or the Zion Curtain as I like to call it) in the winter. It gets treacherous at times in the winter. I'd personally shoot for Lehi or Draper, depending on the commute question, mostly because they are closer to freeway access than Saritoga Springs or Herriman.

I know a lot of people deal with the roads from Eagle Mountain/Saritoga Springs, but until new access roads go in, they will remain a rush hour traffic jam.

Another factor is the Zion Curtain itself. I believe there is a stronger influence from a certain religion south of the ZC. If that makes a difference to you it could/should be a factor.

I don't want to sounds like a jerk or anything but you're going to be hard pressed to find anything decent in those areas in that price range. I know in my neighborhood the homes are starting at $300K, I don't (off the top of my head) know of any areas in Draper, Riverton, South Jordan, etc that are in that range. Herriman might have some of the real old stuff in that range, same with Lehi, but I really don't know if they will even be that low since most of the old homes are on nice large lots that are worth a premium.

Agreed. I do think there are some places in Lehi and Am Fork in that range, but you'll hear a train from time to time.

Ya no worries like I said were not in the "buying for sure market" just yet. Im more or less curious which ares to avoid to not ave to deal with break ins etc.

We may end up moving south of the ZC but i'd start drinking more with the in laws in AF they'd bother the hell out of me and your right there is more of a certain religious preference there, most of the time it doesnt bother me but there are a few....
